    Your property listed on the UK's biggest portals for up to 8 weeks, with enquiries and viewings handled. Included in the one-off setup fee.

  • Tenant referencing for up to 2 tenants

    Credit history, affordability, employment and previous-landlord checks on up to two named tenants before they move in.

  • Legally binding tenancy agreement + e-signature

    A legally binding tenancy agreement, prepared for your property and signed online by you and your tenant.

  • Deposit registration with an approved scheme

    We register your tenant's deposit in a government-approved scheme on your behalf, exactly as the law requires.

  • Rent collection and monthly statements

    We collect the rent and pay it to you within 3 business days, with a clear statement every month. We deduct our plan fees from the rent.

  • Arrears management + a Dedicated Tenancy Manager

    If a payment is late, your named tenancy manager chases the tenant for you and keeps you updated throughout.

  • Rent Protection Guarantee, up to £3,000

    If your tenant misses two payments in a row, we pay you up to £1,000 a month for up to 3 months (£3,000 in total), within 14 calendar days of the trigger. A service benefit, not insurance, with no separate premium.

How the Rent Protection Guarantee works

If your tenant misses 2 rent payments in a row, the guarantee steps in. You receive your first benefit payment within 14 calendar days of the trigger, then monthly while the arrears continue, up to the cap.

To be clear on the cap: Rent Assured covers up to £3,000 in total across up to 3 months, with a monthly cap of £1,000. That is a total of £3,000, not £3,000 a month.

Rent Protection is a contractual service benefit we fund ourselves. It is not insurance and is not FCA regulated, so there is no separate premium and no claim to wait on. Benefit payments are subject to eligibility, including that your tenant was referenced through our approved provider.

When your rent is protected, and how we step in

  1. Month 1

    Rent due

    We collect the rent on the due date and transfer it to your nominated account, less our plan fee.

  2. Month 2

    1st missed payment

    A rent due date passes without payment.

    We send rent reminders and contact your tenant to establish the reason.

  3. Month 3

    2nd missed payment

    Two missed in a row, and your protection is triggered.

    We escalate, issue formal late-rent reminders and keep contacting the tenant.

  4. Month 3

    We pay you

    Your first benefit payment lands within 14 calendar days.

    We keep communicating with the tenant, escalate the tenancy risk and prepare a formal notice.

    We keep paying you up to £1,000 a month, to £3,000 over 3 months, while we pursue the arrears.

Want a higher cap? Add Rent Assured Plus

For +£25/mo (just £20/mo effective if you pay annually), Plus raises your protection to a £1,500 monthly cap over 4 months, up to £6,000 in total, and adds two Plus-only benefits.

25% vacant possession top-up

A one-off 25% of a month's rent if the benefit triggers and your tenant then vacates.

We re-advertise and re-let free after a vacant possession (8 weeks on the major portals).

Rent protection means you keep getting paid when your tenant falls into arrears. With Rent Assured, if your tenant misses two rent payments in a row, we pay you up to £1,000 a month for up to 3 months (£3,000 in total) while we chase the arrears. It gives you peace of mind that your rental income is covered.

Important information

  • All prices include VAT, with discounts available for multiple properties.
  • A one-time £199 setup fee covers 8 weeks of advertising on Rightmove, Zoopla and PrimeLocation, platform onboarding and account setup.
  • A £120 end-of-tenancy fee applies on account closure, except where you are re-listing the property with us.
  • The Rent Protection benefit is a contractual service benefit (not insurance, not FCA regulated) and is available on Rent Assured, Rent Assured Plus, Complete Care and Complete Care Plus, subject to eligibility including satisfactory tenant referencing.
  • Maximum benefit per tenancy: Rent Assured £3,000 (3 months), Rent Assured Plus £6,000 (4 months), Complete Care £12,000 (6 months), Complete Care Plus £22,500 (9 months).
  • Plus tiers are optional add-ons at +£25/month (Rent Assured Plus) and +£30/month (Complete Care Plus).
  • On Rent Assured Plus and Complete Care Plus only, following the protection benefit being triggered and vacant possession achieved, a 25% × 1 month vacant possession top-up applies and the £199 re-listing setup fee is waived.
  • All plans require a minimum 12-month customer engagement agreement.
