Yes, and the inspection must be repeated at least every 5 years. In England this has been a legal requirement since 2020 under the Electrical Safety Standards in the Private Rented Sector Regulations. In Scotland an EICR has been required before a property is first let, and at least every 5 years, since December 2015 under the repairing standard. Wales has its own electrical safety requirements under the Renting Homes (Wales) Act 2016.
A qualified electrician inspects and tests the fixed electrical installation, including the consumer unit, wiring, sockets, switches and light fittings. They check for risks such as electric shock, overloading and poor earthing, and record any issues with a clear classification code.
