Why landlords need an EICR

Is it a legal requirement?

Yes, and the inspection must be repeated at least every 5 years. In England this has been a legal requirement since 2020 under the Electrical Safety Standards in the Private Rented Sector Regulations. In Scotland an EICR has been required before a property is first let, and at least every 5 years, since December 2015 under the repairing standard. Wales has its own electrical safety requirements under the Renting Homes (Wales) Act 2016.

What the electrician checks

A qualified electrician inspects and tests the fixed electrical installation, including the consumer unit, wiring, sockets, switches and light fittings. They check for risks such as electric shock, overloading and poor earthing, and record any issues with a clear classification code.

What happens if you do not have one

Renting without a valid EICR breaches your legal duty and puts tenants at risk. In England, local authorities can impose financial penalties of up to £40,000 for non-compliance. A valid EICR keeps your property safe and your tenancy compliant.

Very responsive and professional. The team are quick to answer questions and always remind me about key dates, whether it is the EICR, gas safety certificate or anything else, so I can be confident nothing is missed.

Common Questions

An EICR, or Electrical Installation Condition Report, is a formal record of the condition and safety of a property's fixed electrical installation. A qualified electrician inspects and tests the wiring, consumer unit and fixed electrics, then reports whether the installation is satisfactory and notes any issues. Landlords must hold a valid EICR for their rented properties.
