Why landlords need a Gas Safety Certificate
Is it a legal requirement?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, every landlord who rents out a property with gas appliances, pipework or flues must hold a valid certificate. The check must be carried out every 12 months by a Gas Safe registered engineer.
What the engineer checks
The engineer tests each gas appliance for correct operation, gas pressure, ventilation and the safe removal of fumes. They also inspect pipework and flues and test for carbon monoxide. The visit usually takes 30 to 60 minutes.
What happens if you do not have one
Renting without a valid Gas Safety Certificate is a criminal offence. You could face an unlimited fine, and in the most serious cases imprisonment, prosecution by the Health and Safety Executive, and invalid landlord insurance. It also puts your tenants at risk and weakens your legal position if you ever need to regain possession. Keeping the certificate up to date protects you and your tenants.
